Mofo Urban Residences

The project is a three-story, mixed-use commercial/residential building that is a modern interpretation of South St. Louis’ historic urban fabric. The ground floor engages the walkable context with 6,000 sq. ft. of retail space along the active west corridor. Floor two and three provide 18 one-bed apartments and 8 two-bed apartments as well as a fitness center, bike repair/storage, and a dog-wash parlor.

The design overlays residential balcony openings, weathering steel panels and iron spot brick on top of a corrugated metal façade. The layering of different materials creates a varied palette that blends into the urban context. The expression of “in” form (balconies) and “out” form (weathering steel panels) on a neutral plane is a direct response to the existing contextual fabric of building signs, canopies, lights, signage, fire escapes and roof top equipment that constitutes the distinct neighborhood feel of this part of St. Louis.

On the ground level, the parking garage is located behind the retail space and shielded from view with corrugated and perforated aluminum panels. Full-height glass storefront systems along the west engage the street and foster a visual connection between the commercial space and the pedestrian.
