The design for this 33,000 sq. ft. mixed-use residential project brings modern contextualism to the Tower Grove South neighborhood of St. Louis. The development combines the renovation of an existing traditional St. Louis brick building constructed in 1902 with the new construction of a four-story ground-up building. The new design pays contextual homage to the existing structure while maintaining its own modern identity. The juxtaposition of historic and new architecture creates a dynamic residence where different eras of design compliment each other. The building features street level storefront, a multi-colored brick facade, a communal rooftop deck, and a balcony for every unit. Using the same material (brick) but in a colorful palette that helps the eye transition from old to new, the gesture preserves the neighborhood scale and sense of history that comes with the existing building while bringing a modern design to a progressive neighborhood.
