Tower Grove South Neighborhood Transforms

JEMA’s vision for Tower Grove South moves forward with the approval of 3150 Morgan Ford—a $10 million development featuring 36 market-rate apartments and ground-level parking. Construction is expected to begin in late 2025 or early 2026.

This project builds on the success of recent developments like Y/O, a 45-unit mixed-use building completed in 2024, and MOFO Residences, finished in 2020. Both projects have contributed to the neighborhood’s revitalization.

Together, these efforts are adding density, street-level retail, and bold new architecture to one of St. Louis’ most cherished legacy neighborhoods.
